Water Leaking Into Your Neighbour’s Ceiling: What to Do

Short answer: stop using the bathroom or kitchen above the affected area, tell building management immediately, and get a plumber to trace the source before anyone starts breaking tiles. In Dubai apartments the cause is usually a failed shower tray seal, deteriorated bathroom waterproofing, a leaking concealed cistern, or a cracked drain connection, in that rough order.

What to do first

  1. Stop using the suspect area. If the neighbour reports a wet ceiling under your bathroom, stop using that shower and toilet until it is traced.
  2. Inform building management. They usually need to coordinate access between both apartments, and most buildings require it.
  3. Photograph both sides if you can, with dates.
  4. Call a plumber who traces leaks rather than one who starts demolishing. The difference matters.

Where these leaks usually come from

Failed waterproofing under the bathroom floor

Dubai apartments have a waterproof membrane beneath the tiles. When it deteriorates or was poorly applied, water that gets through the grout soaks into the slab and emerges below. The ceiling below becomes damp slowly rather than suddenly, often in a patch rather than a drip.

A shower tray or screen seal

Silicone perishes. Water runs behind the tray edge every time the shower is used. Very common and comparatively easy to fix.

A concealed cistern or its connections

Wall-hung toilets hide the cistern behind a panel. A failed inlet valve or flush seal leaks into the void and down through the floor, with no visible sign in your own bathroom.

A cracked or loose drain connection

Where the shower or basin waste joins the stack, a loose joint leaks only when that fixture drains, which is why the neighbour’s ceiling may drip at specific times of day.

A concealed supply pipe

Less common but more serious, because it leaks continuously under pressure rather than only during use.

How the source gets traced

A reasonable plumber will isolate rather than guess: run each fixture separately and watch for a response below, pressure-test supply pipes, check the cistern void, and inspect seals and grout. A moisture meter narrows the area before anything is opened up. Only then does tile removal make sense, in a targeted patch rather than a whole floor.

Who pays

It depends on the cause and on both tenancy contracts. As a rough guide, waterproofing and structural pipework are generally the owner’s responsibility, while damage from misuse or neglected maintenance is more likely the tenant’s. If the leak originates in common pipework, it falls to the building. A written diagnosis naming the cause is what resolves this, which is exactly why guesswork repairs cause arguments later.

Be a good neighbour about it

Respond quickly even if you are not convinced it is your apartment. Leaks damage ceilings, paint and electrics below, and the cost grows every week it continues. A quick trace and a small repair now is far cheaper for everyone than a dispute in three months.
