Short answer: shut off the main water valve first, then switch off the electricity to any area where water is near sockets or appliances. Open the lowest taps to drain the remaining water, move belongings clear, photograph everything for insurance, and call a plumber and your building management. The first few minutes decide how much damage you are left with.
Do these in order
1. Turn off the water
Find the main valve and close it. In a Dubai apartment it is usually in a service cupboard, near the water heater, or under the kitchen sink. In a villa it is often near the tank or at the boundary. Find yours now, before you need it, and make sure it turns. A seized valve discovered during a flood is a common and expensive problem.
2. Turn off the power if water is near electrics
If water is anywhere near sockets, appliances or a consumer unit, switch that circuit off at the board. Do not walk through standing water to reach a switch. If you cannot reach it safely, leave and call for help.
3. Drain the system
Open the lowest cold taps in the property. That releases the water still sitting in the pipes rather than letting it find your floor.
4. Move what you can
Lift electronics, documents and rugs clear. Water spreads under skirting and into neighbouring rooms faster than people expect.
5. Photograph everything
Before you start mopping. Insurance claims and landlord discussions both go better with timestamped photographs of the source and the damage.
6. Call a plumber and tell building management
In apartments, tell management straight away even if the leak looks contained. Water travels downward and they need to check the units below.
Why pipes burst in Dubai
Not freezing, obviously. The common causes here are corroded old pipework, high water pressure with no regulator, poorly made joints that finally give way, movement where pipes pass through walls, and damage from drilling into a wall without checking what is behind it.
While you wait
- Keep the main valve closed, even if the leak appears to have stopped
- Put buckets and towels under active drips
- Open windows to help the area dry
- Do not use electrical appliances in the affected area
- Keep children and pets out of the room
If you rent
Report it in writing to the landlord or agent as well as calling, so there is a record and a timestamp. A burst pipe is generally a structural matter rather than tenant wear and tear, but the tenancy contract governs who pays, and written evidence from the day it happened is what settles it.
Preventing the next one
Check the pressure if taps slam or pipes knock, as excessive pressure stresses joints. Replace flexible hoses under sinks and behind washing machines every few years, since they are a frequent failure point. And exercise your main valve occasionally so it is not seized when you need it.
